It is the most typical type of structure you may think of when you think of a “home.” But homes come in many shapes, sizes, and types. During “withdrawn” status the homeowner is not scheduling showings or accepting offers. In “withdrawn” status there is a valid listing agreement in place, but the homeowner has decided to either temporarily or permanently not market their home. The deal may fall through for a variety of reasons, including buyer financing not going through, issues with the home inspection, or other purchase contingencies. If you fall in love with a home in “pending” status, then make sure to continue to follow it. If the status is listed as “pending,” the homeowner is not looking for any offers and will not accept showings to see the home. A home will be in “pending” status from the time an offer on the home is accepted and agreed upon by both buyer and seller until the parties go to settlement, and the home is officially owned by the new buyers. If a home is listed as “pending,” then it is under contract to sell or pending sale. The homeowner may decide to extend the period, keep the home off the market, or change to a new real estate brokerage. Homeowners and real estate agents sometimes use “coming soon” status to generate excitement for a home that is not quite ready to be “active.” They may be putting on finishing touches like freshening up landscaping or painting. In Pennsylvania when a home is in “coming soon” status it has to change to “active” within 21 days or be canceled. When you see “coming soon” it means the homeowner is not quite ready for their property to be active. A new buyer has purchased it and officially owns it. The previous homeowner who listed it for sale no longer owns the home. Once a status is “closed” the home has been sold. If a homeowner and real estate agent has terminated the agreement to list the home, then the status is “canceled.” This means the home is not on the market or currently available for sale. You may still be able to see the home and put in a back-up offer in case the contingent offer falls through. They can talk to the seller’s agent and find out more. If a home you really like is “active under contract,” then talk to your Realtor®. When the status is “active under contract” the homeowner may be willing to take back-up offers in case the contract falls through due to one or more contingencies. Typical contingencies are financing, inspection, buyer home selling, and appraisal. “Active under contract” means the home is under contract with contingencies. If you see “active,” then feel free to get excited and fall in love. When a property is “active” that means it is on the market, and the homeowner is ready to take offers and sell their home.
